Finding the property that will yield a profit



In the last article we discussed how to find an area that you can be confident will have the properties you want. In this article we will look to find that property and make sure you miss some of the pitfalls that can turn a profit into a break even.

Right grab your piece of paper and a pen and lets get going to the local estate agency. Be friendly when you go in, they are the best source of properties you'll ever get. I suggest making many visits to the same agent and trying to at least ask a question each time. We really want them to start to know us and recognize us when we come in again. We'd like to strike up a relationship with them as soon as we can but we have to start somewhere.

We need to start looking at the properties that they have in the windows and the shop and start to get together some of the pricing that we can expect so that we can spot the ones that look like they may be worth a visit.

I have always found that collecting a few examples of the types of finished or developed properties so we know what sort of prices we can expect to get when we have finished.

I think many people who go into the estate agents find themselves embarrassed to talk to the people who work there but this is a huge mistake. Swallow your pride, smile and explain what you want. They are trying to sell these houses and your a customer after all.

Tell them the type of place you want and the people your looking to attract. They will know what is a good price and what has potential. Often they will have a bunch of properties that they do not push too hard as they feel that the average house buyer will not be able to see past the cosmetic problems a house has and so the price gets dropped. These are gold to us Gold!

The type of place we really want to make a quick profit on are often described like this: -

In need of re-decoration
If all it takes to realize the profit is paint, wallpaper and carpets we are laughing.

New bathroom or kitchen
Many buyers would see these as major expenses but if you do them well they can be done for less than anyone might think and they will make the place jump out at any buyers as new and fresh. New cabinets, a new but cheap work surface and new bathroom fittings all scream buy me to the average buyer.

Central Heating
If the place your looking at has no central heating your really in luck. Many buyers run away from this but its an easy gain. A simple system can be installed for less than the cost of the kitchen units and will really improve the houses sale potential.
